Realtor Fees in Ontario

While there are no hard and fast rules concerning realtor fees in Ontario, there are some typical realtor fees sellers should keep in mind when looking for a realtor.

Typical realtor fees

For the most part, basic sale fees range from 3 percent to 7 percent of the home's sale value. Most realtors charge 7 percent of the first $100,000 and 3 percent of the remaining value. A 5 percent general sales tax is also applied to the realtor fee and is payable by the seller. Some realtors also charge a percentage retainer as an advertising fee, though this is not standard. Paying additional fees does not guarantee the seller can receive a higher selling price, but, if the realtor is reputable, the extra fees can translate into a higher sale price.

Negotiable fees

Because they are not strictly regulated by law, all realtor fees in Ontario are somewhat negotiable. For example, some sellers prefer to draw up a contract in which they agree to pay an increased fee if the realtor is able to secure a higher-than-market price for the home. Any seller should shop around to find out what fees are normal in his or her area.

While realtor fees in Ontario do vary somewhat, they are generally between 3 percent and 7 percent of the home's sale value. Some realtors also charge an additional advertising fee. However, these fees are negotiable, and sellers are free to attempt to draw up contracts that hold them accountable for more or less, depending on the situation.
